The undersigned Owner grants Broker permission to list for rent the property described below under the terms and conditions as written, or any other terms and conditions to which Owner may later agree in writing. Owner is aware that this information shall be utilized and relied upon by Broker for the purpose of soliciting and advertising for tenants.

AS OWNER, YOU HAVE THE RIGHT TO INDIVIDUALLY REACH AN AGREEMENT ON ANY FEE, COMMISSION, OR OTHER VALUABLE CONSIDERATION WITH ANY BROKER. NO FEE, COMMISSION, OR OTHER VALUABLE CONSIDERATION HAS BEEN FIXED BY ANY GOVERNMENT AUTHORITY OR BY ANY TRADE ASSOCIATION OR MULTIPLE LISTING SERVICE
Owner agrees to pay Broker a professional fee of 12% on any rental lease secured by Broker. All rental payments are to be collected by Broker, and Broker's fee is to be deducted from each payment as it is received. In the event a lease is extended or renewed, or owner leases or rents the same or another rental unit owned by him to a tenant secured by Broker in any succeeding year, Owner agrees to pay Broker the professional service fee stated above. OWNER UNDERSTANDS AND AGREES THAT THIS FEE IS SOLELY FOR THE PURPOSE OF SECURING TENANTS AND DOES NOT INCLUDE PROPERTY MANAGEMENT SERVICES. SPECIFICALLY NOT INCLUDED ARE PROPERTY INSPECTIONS FOR WHICH OWNER ACCEPTS FULL AND COMPLETE RESPONSIBILITY.
Owner further agrees as follows:
1. To make inspections after each rental period to insure its safe and clean condition.
2. To keep and maintain in good working condition, each rental unit, an adequate number of smoke detectors, fire extinguishers and any other fire protection equipment in accordance with New Jersey Law.
3. To maintain adequate liability insurance and to hold Broker harmless from any action or claim arising as a result of any personal injury occurring on or in Owner's rental premises.
4. To maintain a current "Mercantile License" if the same is required.
5. To be solely responsible and accountable for the performance of all rental leases.
6. To notify Broker immediately should property become unavailable for any reason whatsoever.
7. OWNER must notify tenant, with a copy to Jersey Cape Realty, within seven (7) days of lease expiration date A CLEAR AND DETAILED WRITTEN EXPLANATION for any amounts to be deducted from the security deposits in ACCORDANCE WITH THE TERMS OF ANY LEASE. If timely notification is not received from the owner, all deposit moneys will be returned to the tenant.
8. Jersey Cape Realty will deposit in an interest bearing trust account any damage and cleaning deposits or security deposits on long-term rental leases that extend for a period of one hundred twenty (120) days or longer. The interest bearing account will be held in a Federally Chartered Bank, Savings Bank or Savings & Loan Association within the State of New Jersey.
9. The owner agrees to accept payment in the form of a credit card charge for short-term rentals.
    The owner is aware of the possibility of "charge backs" and accepts that risk. Initial

12. Owner acknowledges receipt of a copy of the memorandum entitled "Consumer Information Statement on NJ Real Estate Relationships" and "New Jersey Law Against Discrimination and Federal Fair Housing Laws".
13. Authorization will remain in effect until otherwise notified in writing.
